There has been no 'knee-jerk' reaction from Aliens Group since all the planning and development is being pursued after an extensive geographical/political and economic risk mitigation analysis.

The Group has delivered 5 projects successfully in Hyderabad and has delivered 1 million sq. ft. of space. The last project was 330 apartments which has been fully sold and handed over to customers. The products delivered include apartments and villas. The construction of all these projects has been carried out by the Group itself. There is no contractor employed for the same.

have so far restricted yourself to residential projects only? What is the
rationale behind that?
The initial projects have been residential because of the healthy demand for residential space. Now we are developing integrated townships which will have a good mix of residential and commercial components.

the Hyderabad real estate market shaping up right now, especially for the
residential segment? What kind of price correction did it witness during the
downturn of last year? How do you see prices in Hyderabad going ahead?
The market has now stabilized and is beginning to inch up in terms of price. The enquiries have increased manifold and the bookings have also increased substantially. The market saw a price correction of 15-20% during the downturn. The demand supply situation is getting aligned presently and prices will start moving up once people revive their plans to purchase a house. This may take 6 months to a year.

residential demand improved this year due to low interest rates and easy

Who is
your target audience (middle income, high income or affluent people)? Any plan
to get into affordable housing segment?
We focus on middle income segment since most of our flats are in the range of Rs. 40-60 lacs. We have plans to target the affordable segment too and are working on designing such a project on the Sri Sailam highway.

your total land bank in Hyderabad? When did you purchase the same? What about
prevailing land prices in Hyderabad? Are you going for fresh purchase of land?
How much is the outstanding payment?
The total land bank is about 350 acres. We have tied up another 500 acres and have made majority of payments for the same. We are not looking at acquiring too much land henceforth. Outstanding payment is virtually nil.

We intend to sell about a million sft in fiscal 2010. The target for the two years post 2010 is another 3 million sft.
